Collapsing of Buildings at To Kwa Wan

A 55 year old, five stories high building in To Kwa Wan suddenly collapsed. It was suspected that workers when clearing unauthorised building works, they damaged the load bearing wall causing the entire building to collapse.
Points to be caution:
- A building will show three major signs before it collapses.
- The building may sway.
- Breakage of walls due to loss of support.
- Water pipes might be torn resulting in leakage and/or flood.
- Residents should regularly arrange professionals to check if the building's structure is safe.
- Do not randomly build any unauthorised works. Consult with a professional before deciding.
- For renovation, you must purchase services from a professional design and renovation company because they have enough professional experience, make sure which is the load bearing wall to minimise any danger.
- If the building has purchased structural insurance, when an accident does occur, the insurance company will only compensate for the rebuilding. Property owners will only have the option of reimbursing upon receipts to seek compensation. Even if the housing price is high at that time, the amount of compensation received will not be the amount that was purchased.
- The personal property loss like home appliances depend on if the resident had purchase home insurance.
- Third Party Liability insurance, is usually purchased though Owner Corporation or the management company to protect the property owner and the management company from responsibilities if the public area of the building caused property loss or injury/death for a third party.
- Residence owners should understand that, not only do they own the flat, but they also own the public area with other owners and must be responsible. If owners are selfish and only care about their flat and not create Owner Corporation, neglect the care of public areas, against repairing the building and ignoring the structural problems by building more illegal works, the building may have the possibility of not being able to receive compensation from the third party liability insurance.
- Residents/Property owners should purchase third party liability insurance because if anything was to happen inside the flat, the first person deemed for responsibility would be the owner.
