Receiving a renovated home

From purchasing to receiving and renovating the home, attention is placed throughout the whole process, especially preparation to check the flat before receiving.
- The property owner should bring the finalized floor plan/design drawing when receiving the flat.
- Make sure you have knowledge about furniture design and quality when selecting design companies. Do not rely on the claim adjuster's standard when checking the flat.
- When checking, make sure you have a suspicious attitude and pay attention to every detail
- There are two ways you can go when checking. One is from the project like starting from painting, flooring, wood and electrical installations or you can start from areas like dining room, master bedroom, kitchen, bathroom, etc.
- Inspect the electrical wires inside the cabinets. A well experienced designer will drill a hole at the back of the cabinet allowing the base and the electrical appliances to combine.
- Ensure that the cabinet doors can be closed. Loosening might result from not using hydraulic handles.
- Check if the door hinge and gear to see if its smooth.
- Be aware if the mirror attached to the dressing table is aligned and you are able to see your face.
- Checking the wardrobe is the same as checking the cabinet. Bring a coat and ensure that if the coat is exposed.
- Temperature will effect the new flooring. Pay attention if the gap is too big. You can try stepping on the floor to test if the flooring is hollow (if it is, then the flooring is loose) by using your body weight.
- Various types of wallpaper are on the market today, a portion of it is made from thick materials. There will be a slight mismatch in between the wallpaper therefore, property owners must be mentally prepared.
- If the building is over 20 years old, the back plaster may have loosen. Before any construction work, the construction company must check if the walls are loose. Careless companies will only scrape away the surface plaster. However a responsible company will scrape away the bottom layer and repaint. This will have a better result. Of course the construction company will provide a price separately
- There will be a possibility that the tile might fall off if there is a gap (meaning not enough cement is used) between the tile and platform/wall. You can knock on the tiles and if the sound is hollow, if yes then there has a problem.
- If there is a gap between the shower and platform, it means that there is not enough sol-gel in between the glass and aluminum border which will result to water leakage. You can open the shower and spray around the tub and test if there has any leakage.
- Pay attention to the drainage area in the washroom and bathroom. Cement residue might clog the drainage pipe if the construction company did not handle the work well. This will lead to a major problem. Therefore, make sure to turn on the faucet for a while, pay attention to the drainage and this problem usually happens within 3 months of moving in.
