Construction Information Area - spent 15 million for detained home

The landlord of a house in Repulse bay has spent 15 million to decorate the home. However, the design and decoration company detain the process seriously, not only changed the project supervisor and chief designer without authorization, but also lied to the landlord that they have arrived in ceramics shop as they dated to discuss the details, and then claimed to be absent because of sickness after waited them for two hours. The landlord later cannot endure and decided to report the design and decorate company for breach the contract and replace another. Yet the company indicated the landlord breach of contract, and reject to move away the equipment in the house. The landlord accused the design and decorated company for occupying the property illegally, filed the company’s breach of contract, request the company move all the equipment out immediately.

The Design Information Centre would like to provide some tips on choosing the right renovation company :
  1. Before choosing a renovation company, you should understand its business structure and capabilities, such as whether or not the company has acquired relevant ISO international certifications and offers regular staff training, the qualifications of designers, the professional level of their staff. A company that has obtained relevant international certifications work in accordance with ISO standards and provide professional training for their technician and staff.
  2. Make certain that the contents of the engineering contract are correct and that each engineering item’s material, agreed completion date and other remarks are clearly listed. In addition, it should also state that any engineering changes raised by the client during the construction period will be separately signed and appended to the contract.
  3. If you find that the existing products do not match with the agreement, you must request follow up or refund from the relevant company. It is recommended that you should take photos as an evidence for legal liabilities in the future to safeguard your own interests.
  4. Before the work start, the contract terms and the promises of services should be realized. Also a concrete and clear agreement should be drafted to confirm the work items and expenses and specify the way of payment and procedures. Contract is signed into with the consent of both parties.
  5. Try your best to choose a company that provides interest-free installments as such company has already been evaluated by the banks. As they have a better financial background, as it is relatively more reliable. The agreement needs to state the renovation fees and payment methods, such as payment period, monthly payment date and amount of each payment.
The Design Information Center has already been registered as “Smart Will Engineering Limited”（Building Department Registration Number: MWC 4320/2011）, which is a contractor for the small-scale construction project.
