Misleading quotation skyrocketed the renovation cost
Not long ago, a renovation company was suspected of making a misleading omission act to conceal charges in quotation, causing a renovation charge to soar from $170,000 to $790,000. The victim of the incident claimed that many charges were not listed in the original quotation, and was later demanded to pay $100 for just removing a single screw from the remote control bracket alone. The company had also installed a total of 108 electrical switches in the premise of area about 800 square feet. For the first time after the incident, the Customs and Excise Department sued the renovation company and the Director for an unscrupulous business practice based on “Trade Descriptions Ordinance.”

The Design Information Centre would like to provide some tips on choosing the most suitable renovation company.
  1. Before choosing a renovation company, you should understand its business structure and capabilities, such as whether or not the company has acquired relevant ISO international certifications and offers regular staff training, the qualifications of designers, the professional level of their staff. A company that has obtained relevant international certifications work in accordance with ISO standards and provide professional training for their technician and staff.
  2. Try to choose a reputable company, a large in scale, well-known and an experience one. Such company has generally acquired relevant international certifications, such as quality management system ISO 9001:2008, environmental management system ISO 14001:2004, and occupational health and safety management system OHSAS 18001:2007. Such company that has been certified with international certifications will carefully review the relevant construction drawings and assess the feasibility and safety of the designs to ensure that the current operation is consistent with the drawings. In environmental protection aspect, the company focus on environment pollution prevention measures and socio-economic needs, and able to control the impact on the environment. It should also acquire relevant international certifications, work in accordance with ISO standards, and provide professional training for its renovation staff.
  3. Before the commencement of the project, you must understand the contract details and service commitments. Have a clear and detailed agreement, list the engineering projects and total expenditures, payment methods and processes, and sign the agreement after both parties have fully agreed upon the terms.
  4. Before the renovation, it is recommended that you should request the company to state all expenditures clearly. If there is an overspending, you should ask for a new quotation before commencement. Don’t take the advantage of choosing a low offer as there may hidden payments would bring surprising excess budget.
  5. If you find that the existing products do not match with the agreement, you must request follow up or refund from the relevant company. It is recommended that you should take photos as an evidence for legal liabilities in the future to safeguard your own interests.
  6. Try your best to choose a company that provides interest-free installments as such company has already been evaluated by the banks. As they have a better financial background, as it is relatively more reliable. The agreement needs to state the renovation fees and payment methods, such as payment period, monthly payment date and amount of each payment.
The Design Information Centre has been registered as a minor works contractor with the name of “Good Name Engineering Limited” (Registration of Buildings Department: MWC 4320/2011) to provide relevant renovation and minor engineering projects
To avoid future uncompromising misunderstanding or dispute, remember to ask before commencing the renovation project!
